Project Brief
Handles Mansions was a fast-paced refurbishment project involving the preparation of 24 residential flats for student occupation. Although the building was vacant during works, the programme was driven by immovable student move-in deadlines, requiring tight coordination and careful programme control.
Key Challenges
A late change to the building fire strategy caused significant disruption to the programme, delaying ceiling closures and resulting in an overall delay of approximately six months. Additional constraints included strict noise and dust controls, limited storage availability, and restricted access.

Overall Output
Pembroke & Bull Contracts Ltd responded by scaling labour levels and resequencing works as areas became available. Despite the challenges encountered, the project was delivered to meet occupation requirements, and performance on site resulted in repeat work being awarded by the main contractor.
